REGULATIONS REGARDING SET-BACK LINE, BUILDING COVERAGE RATION, AND PLOT RATIO |

1. Building Setback Line is
(a) The distance between the front of the building and the plot border
(i) On the mainroad minimum 12,0 m
(ii) On a secondary road minimum 10,0 m
(b) The distance between the sides of the building and the border line
(i) Minimum of 6,0 m
(ii) Except at corner plots the distance is
* minimum 10,0 m for secondary road
* minimum 12,0 m for main road
(c) The distance between the rear of the building and the border line
(i) Minimum 8,0 m
(ii) Except for plots between two roads, minimum 12.0 m for main road and 10,0 m for secondary road |

2. Building Coverage Ratio
(a) Maximum build-up area is 60% of the plot area
(b) Minimum open space is 40% of the plot area |

3. Plot Ratio
(a) Maximum floor area allowed is 150% of the total plot area
(b) Building height is maximum 2 floor |
